Adding Your Property to our Short-Term Rental Program

Now is the time to join a management company with over 25 years of experience! Due to our proven service, our vacation rental program continues to grow with the addition of over 50 new properties in 2006. We would love to add your vacation rental property to our successful property management program!

As your Owner Representatives, we are your eyes and ears within Island Realty.  We are your primary contact and your communications link.  We are responsible for representing your best interests in all operations and decisions affecting your property: housekeeping, maintenance, reservations, and marketing.  We have the overall responsibility for your property and will insure that you are kept informed about its status.  Specifically, we have the responsibility of ensuring that maintenance is performed in a timely manner and in accordance with your wishes, conducting periodic inspections and letting you know of any items that need attention to maintain the property in peak rental condition, coordinating special instructions with the housekeeping and reservations departments, and approving bills and checking your monthly statement for accuracy. 

There are 6 property managers who take care of our owners and their property.  We help coordinate maintenance, periodically check the property for cleanliness and general repair, perform annual inspections and maintain communications with you.

Nancy Heide

I was born on the Isle of Palms and have spent all of my life in the Lowcountry, a place which I truly love.  My lifelong associations with the Islands give me knowledge of the needs of the people and properties in this area.  With this knowledge, I can assist the property owner in decisions that will affect their rental income and help protect their investment. 

After graduating from Wando High School, I began my career with Island Realty and obtained my South Carolina Property Management License.  Since then, I have worked in all facets of property management.  This ground floor education has helped me understand what is needed to make the guests comfortable and also the owners satisfied with their decision to choose Island Realty to be their rental agency. 

I will dedicate myself to make sure that your property and possessions are handled with the utmost respect.  I am dedicated to the personalized handling of your home and to providing professional service to all who have dealings with Island Realty and your property.

Nancy Moodie-Curtis

I was born and raised in Syracuse, New York.  After graduating from college in 1993, I relocated to the Charleston area, where I worked as a sales representative for Sunal Inc., a company based out of Atlanta, Georgia.  I believe this helped me to adapt to the “Southern way of life.”

I came to work at Island Realty in 1996 as a reservationist.  Here, I gained not only knowledge about the inner workings of Island Realty, but also, knowledge about the Isle of Palms and the surrounding areas. Working in reservations has helped me to identify what a potential client is looking for in a vacation rental, as well as what the owner needs to market their property.

Real estate has been in my family for years.  My father has devoted his life to property management, and as the owner of a large management company, I was exposed to all aspects of the business.  I guess you could say it is in my blood.  In 1997, I was promoted to property management.  I enjoy working with owners and guests and solving the day-to-day problems that come along with this business.

Sheryl BidwellSSheryl Bidwell

I came from a military family, being "made in Japan" and growing up in Alaska, Florida, Georgia, and South Carolina.  I have always lived near the ocean and love the lifestyle living near the beach offers.  When my father retired from the Air Force, we moved to Summerville, SC in 1972 and I have lived in the area ever since.  After graduating from Summerville High School I attended Lander College in Greenwood, SC and eventually received my Degree from Charleston Southern University.  After working for Marriott Hotels, Carolina Youth Development Center, and then spending 12 years in Apartment Property Management, I luckily found my way to Island Realty in 2001.  After learning the ropes for several years, I became a Property Manager in 2004.

I love my work at Island Realty and am dedicated to my owners.  I will always strive to see that your property brings you the best income and is well maintained for guests.  I look forward to working with all owners and guests to insure that all issues are handled promptly and professionally.

Shawn Templeton

I am originally from Oklahoma and grew up in Texas.  After college I moved to St. Augustine Fl and began my real estate career working for my families company, specializing in the management and sales of resort property.  During a visit to Charleston in the late nineties, I fell in love with the area and met my future wife. 

In 1997 I moved to Mt. Commonly Asked Questions

Where do your guests come from?

Our guests are primarily from the United States and Canada mostly from SC, NC, TN, OH, GA, VA, PA and NY. We also have many guests from as far away as Europe and Japan.

How do you advertise?

We advertise extensively in the Eastern United States in newspapers, magazines and The Charleston area Visitors Guide distributed by the Chamber of Commerce, State Parks, and the Department of  Recreation and Tourism.

How would you promote my property?

The Island Realty Vacation Guide includes an individual listing for each property.  A brief description details some of the special features of each property.  The brochure is mailed to the over one hundred thousand guests on our mailing list and an additional fifty thousand are distributed throughout the rest of the year.  In addition, the brochure is loaded on the Internet.  Our Website is www.islandrealty.com.  We are able to update the website as new properties come on our rental program.

How do I reserve my property for my personal use?

Just call our office and speak either to your owner representative or their assistant and they will be happy to reserve your property for you.  There is no fee for reserving your property for yourself or your guest.

How do guests reserve my property?

When a guest reserves your property, we will hold the property for five days while waiting for them to send a deposit to confirm the reservation.  If we do not receive the deposit, we place your property back on the rental market after first attempting to contact the guest.

What are your check-in procedures?

Our check in time is 4:00 PM.  We ask that all guests make full payment upon or prior to arrival.  All guests check in at our office where we give them their keys, passes, and directions to their property.

What are your checkout procedures?

Our check out time is 10:00 AM.  We ask the guests to strip the linens, take out the trash, and wash the dishes before dropping off the keys at our office.

When do I receive my rental income?

We process the owner’s statements on the last working day of the month.  Each statement is carefully checked and mailed by the third working day of the month.

How are maintenance problems handled?

We have an in-house maintenance person that will handle all minor maintenance issues. When a problem arises, we check our records to see if you have any maintenance instructions and call the appropriate contractor to effect the repair. The charges for those repairs will be included with your statement. We have a maintenance tracking system that can be customized to your needs. As always, your owner representative will keep you advised when major repairs are needed.

Who do I talk to if I have a problem?

Your owner representative is your primary contact. 

Are reservations evenly distributed to similar properties?

The computer system lists properties in the order of the least rented to the most rented.  When reservationists speak to guests, they describe similar properties.  The guest makes their own selection based on the features, the location, the bedding and the amenities that they need. 

Do I have to have a landscaping and a pest control contract?

Yes, each property must have these services.  Many condominium complexes have these services with the regime.
