Needs major updates or a least a deep cleaning, fresh paint, and new carpet. Minimal kitchen utensils/dishes/glasses and no sharp knives. For the price of renting this unit, there are many others that are recently renovated that make this unit appear to be a rip off. Island Realty was extremely helpful and made corrections/assisted with maintenance needs efficiently. Beautiful views/location, but the lack of upkeep/modernization makes for an uncomfortable stay. Do not waste your money unless you want to stay in a dirty and outdated space and leave with aches and pains due to the horrible condition of the beds and pillows. We had stayed in this house in 2019 and enjoyed the spacious rooms and the screened back patio overlooking the marsh. The area is quiet with lots of wildlife to watch. We did a lot of walking and the kids rented bikes. We spent hours on the beach, ate lots of seafood and avoided the news. Upon arrival I immediately called housekeeping and they came right out to vacuum. However, we noticed it was 85 degrees in the house and just thought maybe previous renters left it high or perhaps no one was in the week before. The cleaning "card" also was signed by Jennifer, dated 7/5. We arrived on 7/12. Made me think it hadn't been cleaned at all.After unloading in the sweltering heat I called maintenance to get the garage pin code (not provided during checkin). It was only then that Mike informed me that the air conditioning was not working and that an HVAC guy would be out between 8-9:00pm. He came at 9:00pm. It was a huge inconvenience and the first level of the house didn't cool down until the next am. I called Island Realty to speak to someone regarding the issue multiple times. Linda (property manager) never returned my last phone call. They made no attempt to offer any type of compensation or apologies. I would not use Island Realty again.The house itself is in a great quiet community. Spacious, well appointed, comfy beds. Like previous reviews, there are some maintenance issues (MB shower slight mold), ceiling fan on porch doesn't really work, kitchen could use some bowls, but these are minor. We drove to the beach and parked at one of the close condo buildings. Had no issues with parking there even though it said you weren't supposed to. It's too long to walk to the beach access, especially when it's so hot with all your gear. Golf courses were shut down Thursday due to COVID, we got our round in Wednesday just in time. If Island Realty had reached out and offered some compensation this review would have been better. The ceiling fan on the rear deck quit working, and they told us they would have to order a new one. The jetted tub in the master bathroom's motor died after 1 day, and they told us they would have to order a part for it. The code they gave us for the garage door was wrong, and maintenance had to come out and reprogram it. The unit itself was spotlessly clean, very quiet and otherwise very enjoyable.We invited our son, daughter-in-law and grandson out to go swimming in the pool only to find out after they had arrived that the pool had been closed for the season even though it was 85 degrees outside.We never did figure out the guest pass situation as we were told that we had two car passes, and we would have to meet any guests at the gate, and give them one of the passes. We had my son and daughter-in-law come visit, and after I had driven to the front gate, I found that security had already issued them a pass. My daughter was coming out to see us, so I stopped at the gate, and asked them what the procedure was. The fact that the property gives us access to free tennis courts is a big plus. For six of us, the 3 bed/3bath, open floor plan is ideal.Notes to owner: We feel that the mattresses are ready for replacement/or at least a memory foam topper. The furniture in the twin bedroom has been rearranged...the bedside table has been moved to the side...this puts those twin beds too close together...better with the table in between the beds. Great kitchen with lots of extras for a vacation rental, like a food processor, lots of glasses and utinsels and plenty of pots and pans. There is even a waffle iron. When we arrived we noticed some things that were missed when it was cleaned: sticky spots on the stovetop and fridge, stairs that needed to be vacuumed, hair on the bathroom floor. Nothing major, but kind of gross. Also, one of the windows in the living room didn't shut all the way, so it was a bit warm in that room. We loved being so close to the pool, but beach access was definitely an issue. With 5 kids, having to pile everyone into the car and find parking near a beach access was a pain. Our Linkside villa was extremely nice and well maintained. A few minute walk to the beach. Unfortunately, Tropical Storm Bonnie kept us from enjoying the outside, but that made it all the more important to have comfortable accommodations. The Villa accommodated two young couples with their child and the hosting grandparents. There was a nice balance of privacy and gathering spaces to eat, cook, play music and just to hang out. The villa was very clean and beautifully decorated. The granite topped island in our kitchent was great for laying out a buffet and for munching on appetizers. The faucet needed repair which was complete within 30 minutes of our reporting it. We were disappointed that the pool was closed for swimming although the weather was beautiful. It was frustrating to have the recycle bins locked just beneath the stairway and instructions to deposit recycling in town. Finally maintenance offered to pick up the bags from our driveway. I usually bring some dishwasher tablets and some liquid for washing its in the sink. The stovetop needs its own product and we needed more than 1/2 a dishtowel to keep the kitchen up well. We ended up using a face cloth and a couple of hand towels instead. We also missed a simple picnic style salt and pepper. I have rented about 25 condos in CA, FL, VT, NY, SC, AL, and TN. I took salt and pepper, coffee filters, dish towels and cleaning products with me until I saw that they were routinely provided. This was the first place in years that did not provide these basics. It's spacious, clean and has a fabulous kitchen. We enjoyed the marsh view when especially in the morning you could see a wide variety of bird, deer and other wild life.
