(5/5 stars) We loved the house and only used three of the four bedrooms. The place has a very cozy feel to it and is endlessly interesting; there seemed to be a surprise around every corner, like the third bedroom on the first floor with its own bathroom and shower. The porch was also a treat, wrapping on two sides of the house, with entrances on to it from the living room and two of the bedrooms. The master bedroom and bathroom take up the entire second floor. There is a sliding glass door leading from the master bedroom to its own deck looking out over the dunes. I was always too busy or too tired to take advantage of the jacuzzi tub in the bathroom, but I'm sure it would have been a nice experience.Friends dropped by from Mt. Pleasant and Charleston and spent the day with us on the beach in front of the property, and then came by the following evening for dinner. The dining room easily accommodated our friends and us (five grownups, two teens, and two toddlers). The rocking chairs and hammock on the porch were a great place for everyone to relax and just talk in between other activities. The living room has a working fireplace with firewood stacked on the porch next to the chimney. We never found an opportunity to use it, but it is probably just the thing for cold, wet days.The property itself is gorgeous with large trees and a tremendous lawn of about 120 yards from the back deck to the dunes -- we used the lawn to play soccer, but it would also be a perfect place for frisbee, croquet, badminton, etc. A narrow public path/right-of-way hugs the right side of the lawn all the way out to the dunes, but we only saw a half dozen people walk through on any given day, and they were all pleasant. The kitchen is well equipped, the view is wonderful, and the layout is great. It was a little musty on arrival, but it did not bother me (I’m very sensitive). I was worried the beach access would affect privacy, but it was not heavily used or noticeable (July stay). The beach area is a “sweet spot” in terms of crowds. A maintenance issue (caused by our kids) was dealt with easily. All in all, a perfect family place! (4/5 stars) This was our second February stay at 2600 Palm. We again enjoyed the property, particularly its location: oceanfront and close to amenities. The house is certainly dated but has all the essentials. We had a couple of maintenance issues: TV not working and a broken water pipe which were dealt with by the maintenance team. We had the benefit of no one occupying the neighboring properties so it was very quiet. We noticed that a public beach access strip was being opened along one side of the property which could reduce privacy in the future. Even though there were neighbors to the immediate left and right, the trees and large yard made it seem like our own isolated place on the beach. The yard is unbelievable for croquet, bocce, soccer ball, football, etc. The ONE drawback, and not really a drawback if you are aware and plan for it, the parking is tight. The porch and yard and beach were perfect for relaxing and having fun: walks on the beach, bocce, croquet, soccer, card games all happened in these spaces. Inside we enjoyed several meals with doors open. When we did have to close up - it was the beginning of December after all- the dinning room table and living room were both spacious and we had 2 bathrooms accessible. Meal prep was easy and several can work together at one time and still be engaged with others. We never found a spatula for lifting food out of flat dishes but other than that we had all we needed. The 3 bedrooms we used all had views to the ocean. We loved seeing sunrise and sunset from our upstairs bedroom. Most of the time we could hear the ocean waves breaking too. For the cost this is a great value. The layout was good for our family with small children and the porch in the evenings had a fantastic breeze. We loved being so close to the beach and the walkway over the dune was a little rough but was not as bad as some of the reviews made it seem. The master had amazing views and a huge bathroom. The kitchen and the bathrooms all need updating but it didnt detract from the experience.
