Elevator outages are not eligible for refunds or compensation. *This is a 3 night minimum year round.* Permit # P-01291 ------------------------------ ## Reviews ### Tidewater I 302 - 9/9 thru 9/16/2026 (3/5 stars) We have stayed in Tidewater I-302 three times since 2022. The first stay was great, the second was very good, but our recent 2026 stay was disappointing. There were a number of issues all revolving around insufficient cleaning or aging appliances and furniture. The unit is showing its age and is in need of attention and updating. Specifically, we found the unit not to be very clean. Surfaces and knick-knacks had not been dusted in awhile. The quilt was dirty and had what appeared to be a blood stain on it when we arrived. The sofa was also VERY dirty & uncomfortably worn and the floors were very sandy on arrival. The refrigerator setting could not be adjusted. We lost a lot off food due to it freezing. (Setting was 42 when we arrived. We increased it to 44 then 46 and it made no difference.) The microwave looked clean, but had a distinct odor when using it that smelled like something was burning. (An electrical smell?). The flooring appears to be warping in several areas and is uneven making it tricky to walk on in spots. The barn door on the primary bathroom will not stay closed and there is no latch. There was no colander in the kitchen which became an issue when we cooked pasta one night. We know this is a great unit, it's just showing its age due to wear and tear over the last four years. Although it had an elevator, it was too far to walk for my husband who has a lot of medical issues. Last year we stayed at Shipwatch with covered parking and the elevator right there. The upstairs bedroom didn't have enough air circulation to be comfortable during such a hot week. the condo itself was very clean and nice. the building, specifically the elevator needed some cleaning multiple days we were there, someone spilled fluids from trash and it didn't get cleaned up as well as dog pee. It smelled horrible. so the rest of the time we stuck to the stairs which was just fine. the proximity to the pool and the beach was wonderful! we rented bikes and enjoyed riding 7 minutes up to the restaurants and shops within Wild Dunes resort. This well appointed condo was clean and attractive. A plus is the comfortable beds and fun loft. There are, however, a few negatives that could be corrected easily. (2) very limited silverware. & (3) the little table is really for children or for tiny folks so dining space in cold or wet weather is inadequate. Located steps from the beach, we had perfect view to the morning sunrise from the porch and the loft crows nest. The condo was clean, spacious and efficient offering all the amenities of home. The screened porch was a lovely extra, allowing us to eat outside without having to fight insects. Tidewater is a smaller complex on the north end of the island offering a more private stay with less noise and traffic. Island Realty made check-in and check-out very easy. This was our 20+ year at the beach at Christmas. The Unit was nice, but the furniture was disappointing. The sofa certainly needs replacing as it was very uncomfortable as it had no support. Also, it faced a wall; not the TV.Because of all the rains, it was very difficult to find an access point to get to the beach. The properties might consider some kind of walkway that is elevated in case of flooding. People were having to walk over the dunes and making their own paths. I'm sure this isn't the first time the tides were so high or there was large amount of rainfall. (5/5 stars) This was our 4th vacation in IOP, but 1st time staying in Wild Dunes. We are a family with 2 teens + grandma (5 guests total). Tidewater condo complex and beach area was very family oriented. We saw families of all ages at the pool and beach. We were concerned that our teenagers would miss walking to restaurants and ice cream, but they didn’t seem to mind at all. We took the opportunity to explore different restaurants on IOP, Mount Pleasant, and Sullivans Island. I highly recommend checking out Islander 71 at the IOP marina. Tidewater I 302 was very clean and well stocked with dishes, cooking utensils, and extra bedding. We were disappointed that there was no Keurig/pod coffee maker, but made a quick trip to Harris Teeter for ground coffee. Our 17 year old stayed upstairs, he loved having his own room and deck. The rest of us were not comfortable going up and down the curved staircase-it is very narrow and steep. Great for a teenage hang out. We spent most of our time on the screened in porch overlooking the pool and beach. Although labeled at oceanfront, we were surprised how far the beach was from the condominium complexes in Wild Dunes. This condo was nice in that it is oceanfront (literally steps to the beach) and has a pool. The layout is good for a small family. There is a loft on the second floor that has a TV and a twin mattress that doubles as a sofa, and our two kids enjoyed that space. The view from the upper deck is nice, and the sunrises are spectacular from this property--you don't need to leave the porch to view it! The porch on the main level is screened in, and that was great. The beds are comfortable, although the twins in the second bedroom were pretty unstable as far as being able to shift them around on top of the box springs. The kitchen is nice, and had all utensils we needed. If you want any oils/spices, though, you need to bring them or purchase them at the local grocery store, a few miles up the road. The grocery stores we visited didn't have plastic bags, only paper. While this was great for us, just be aware if you prefer plastic or need to reuse them for other things, you may want to being them with you. Also, there is no plasticware available in this property (meaning no washable plastic plates/cups/utensils). While that worked for our family with older kids, that may be something a family with younger children needs to bring. The fridge is full-size, and that was great too. All appliances are in nice shape. There are a few beach chairs and toys for the beach in the second bedroom closet. Bring your own beach towels. The washer/dryer was useful to have in the unit as well. There is a chest in the foyer with lots of games and puzzles too--a nice selection. The keypad is helpful; having that on the front door as opposed to a key is so much more convenient. The complex isn't soundproof; you can hear your neighbors going up and down the stairs, walking around in their units, etc. That was not distracting to us at all, just be aware. There is also an elevator. Overall, we would definitely recommend this property! It is a lovely 2 BR, 2 BA condo with an extra sleeping loft, as it is on the top floor. It has been updated at some point, and was quite clean. Location is great with the pool and the beach just a short walk away. The towels were plush and plentiful. I do expect much better quality sheets for the amount we paid for 3 nights. The seating and the TV could be better arranged in the living area; few seats have a good view of the TV. Owners/managers should consider adding some basic supplies like boxes of tissue and hand soap pumps in the bathrooms; those tiny wrapped bars of soap are messy and environmentally unfriendly. It was a good week, the weather was decent, some clouds and rain but overall it was a perfect beach vacation. We have stayed at Wild Dunes before, at Shipwatch. And that was also a good experience, again through Island Realty. This apartment was probably nicer and again great because it was right on the beach. We are familiar with the check in procedure and it was smooth. I like the text service and being able to pick up keys after 530 if we are running late. And although we did not did not need Island Realty during our stay it was nice to know that someone was there if we did. It was nice to know there was also the offer to stay an extra day at the end of our vacation, but it would’ve been lovely to know this a week or two earlier so I could have planned for this because we would have probably added the extra day but at short notice, just two days before we were leaving, I could not rearrange things at home. The condo was perfect for our family of 5, the pool was great, elevator access very helpful and it was great. Two bathrooms and three bedrooms allowed us to spread out but still be together, the kitchen was well equipped and it was nice to have a washer and dryer. The only thing that would have made it better for my older kids would have been access to a gym included in our stay and maybe bike rental...or a credit towards the new Seagrass Spa...or a discount. And a little more information about the restaurants available at Wild Dunes- I found all the information online but my girls would have used the gym if it was included in our stay. But that’s just a suggestion - and I thought about going to the spa but it was pricey but a $50 credit (like the one offered if you stayed at the hotel) would have probably encouraged me to go :) I love the great Island Realty website - being able to walk though the condo online to see what it’s like was really nice..and the online booking is very easy. (Although it did rain a lot!) We would sit on the screened porch, drink coffee, read and listen to the rain. It looks like the pictures - the property was very tastefully decorated - we loved all the light white walls and pretty beds. It came with lots of games and beach chairs! Easy access to the beach and a very nice big pool! The kitchen was very nice!!! well stocked with very nice appliances! It was clean and well-maintained, especially for being the end of high season. Island Realty was very nice and accommodating. this property does not come with a sports card, and i did not realize that a sports card is the only way you can access the wild dunes fitness center (they would not even sell us a two day pass if we paid for it). We've rented through Island Realty before and have had a positive experience both times. There were a few minor issues.... The fuse in the kitchen popped and we could not find the fuse box, and the pool access code wasn't working (For us and others on the property). Island Realty was quick to respond for both issues. Our only real complaint about this unit is the same complaint that a few people before us have had...the unit needs a serious deep cleaning. The linens and bathrooms were clean, but the terra cotta floor tiles need a good mopping (The kid's feet and socks were black after walking around for a just a little while after we arrived) and the insides of some of the cabinets were "sticky". Moldings and areas behind the furniture are also needing to be cleaned. We were so close to rhe beach and it was nice to have the option of the pool as well. You couldn't ask for anything else. Right next to the beach & pool, convenient parking, quiet, safe, easy access, general layout of condo.- The property management company was excellent. Very responsive, professional, and willing to make things right.Now for the negative...- The unit was FILTHY. I don't think the housekeepers cleaned anything before we got there. It appeared all they did was replace the sheets/towels. - All hard surfaces (counters/tables/doors/ floors) were extremely dirty. They hadn't even been wiped down. We had to personally clean all of these surfaces, using dozens of Clorox Wipes, picking up an incredible amount of dirt/filth.- All of the soft furnishings (couches/chairs) are stained and dirty. It was disgusting. We recognize with it being more towards the end of the busy season, furniture fabrics, windows, linens, oven, refrigerator and bathrooms are going to be in need of deep cleaning, so with that being said I'm not complaining. We did however notice that there were numerous soiled areas on the slip covers and they felt dirty when you sat on them, bed linens and pillows, windows, freezer, and walls of master bath had a slimy feel to them and the other shower was so dirty we did not even attempt to use.We also found dirty dinner plates in the cubbard, gross. The master bedroom mattress desperately needs replacing and being there is very little storage space I would suggest getting out of the upstairs closets all of the old linens used by the previous owner. We would like to rent again next fall, but feel towards the end of the back to back summer rental weeks the place needs to be steam cleaned professionally before the fall and winter renters come in. Also, spots on rugs and a collection of dust and sand around rugs.
